Applicant Qualifications

Minimum Credit Score: 700

Income Requirement: Gross monthly household income must be at least 2.5 times the monthly rent

Based on $1,850 monthly rent, minimum gross household income is $4,625 per month

Applicants will be subject to standard application and screening requirements.

All information provided with the application must be verifiable.

Lease Requirements

Monthly Rent: $1,850

Security Deposit: $1,850

Minimum Lease Term: 12 months

Maximum Lease Term: 24 months

Utilities: Tenant is responsible for all utilities.

Renter's Insurance: Tenant must maintain liability insurance with coverage of at least $100,000.

Pet Policy

Small pets may be considered with landlord approval.

Pet Deposit: $250 in addition to the security deposit

Non-Refundable Pet Fee: $500

Additional restrictions may apply regarding the size, weight, number, and type of pets.

Additional Lease Information

Yard Maintenance: Tenant responsibility

Maximum Vehicles: 2

Late Fee: $100 if rent is not received by 11:59 p.m. one day after the due date, plus $50 per day thereafter.

Refrigerator, washer, and dryer are provided for the tenant's use.
