Is there an application or background check fee?
Applicants who move forward after the initial application review will be asked to complete a background and credit screening through MySmartMove. The screening fee is $50 per applicant.
Is the $50 screening fee refundable if I am not approved?
No. The $50 screening fee is non-refundable, regardless of the screening results or final application decision.
Does every adult who will live in the home need to apply?
Yes. All adult occupants will need to complete the required application and screening process.
What if another adult needs to move into the home after my lease begins?
The landlord must be notified and the additional adult must complete the required application and background screening before being approved to occupy the property.
Does meeting the minimum requirements guarantee approval?
No. Meeting the minimum requirements does not guarantee approval. Applications are subject to verification, screening, and final landlord approval.
How much is the monthly rent?
The monthly rent is $1,850.
How much is the security deposit?
The security deposit is $1,850, equivalent to one month's rent.
What lease terms are available?
The landlord requires a minimum 12-month lease and will consider lease terms of up to 24 months.
Can I terminate my lease early?
The lease is a binding agreement for the agreed-upon term. Early termination may result in fees and other financial obligations in accordance with the lease. The current lease terms provide for an early withdrawal fee of $1,850 during the last 60 days of the lease. Any early-termination request should be discussed directly with the landlord.
Who is responsible for utilities?
The tenant is responsible for all utilities.
Is renter's insurance required?
Yes. The tenant must maintain liability insurance with coverage of at least $100,000.
Are pets allowed?
Small pets may be permitted with landlord approval and are subject to applicable restrictions.
Is there an additional pet deposit or fee?
Yes. The current terms include a $250 pet deposit in addition to the security deposit and a $500 one-time, non-refundable pet fee.
