One of the main things that you want to consider is determine whether we are in a sell's market or in a buyer's market.

When we're in the sellers market, of course, buyers have more limited options so they would be more forgiving if the house is not at 100% move and ready condition. However, when we're in a buyers market, buyers will have tons of options and they will very likely be paying attention to every single detail, be very picky about what they're buying and you would want to consider making sure that that home is as tied up as possible.

I actually tell all my sellers regardless of what market we're in that it is very important to really pay attention to the condition of your home think about it.

Put yourself in a buyer situation you will always want to purchase a house stat is in less need of repairs and that appears to be well taken care of.

So I happen to believe at the end of the day you'll get more money for your house regardless of what market we're in.

So, yes be selective of the type of investment you make but be sure your consciously made your house attractive to that buyer and guess what you don't have to do it alone you can find a professional agent experienced agent that will share with you what buyers expect.
