Hello Mockingbird Heights!

So who does not love to learn more about what is happening in the local real estate market?

We want to know what trends are occurring, what is happening to our home equity, right?

Well, I'd like to talk to you specifically about what is happening in Mockingbird Heights. So in this video I'm going to cover 4 stats.

#1 - I'm going to talk to you about the homes that are active or available for sale the average price for these homes that are available for sale the number of homes sold in Mockingbird Heights and then the average sold price for the activity that is happening in Mockingbird Heights.

So, let's get to it number one!

As of this video my last research there were 5 homes that were active for sale in Mockingbird Heights only two of them were actually up for grams because three of those actives are what we call 'active option' which means that someone has a contract on that house and just doing a due diligence before they decide to proceed.

So we had five 5 homes and 1 pending. Now, let's compare that to the same exact time last year 2022. Guess what? We also had 5 active homes and 3 of them were available for grabs at the exact same time while two of them were under active options so not not much of a change there. Now this year, the average asking price for the homes listed in Mockingbird Heights was $362,000 and that is compared to the average asking price of home sold in Mockingbird Heights in 2022 of $342,000 so it went up significantly almost over $20,000 or $20,000.

Right now, let's talk about the total number of homes sold year to date in 2023. Now there's 15 homes that have been sold in Mockingbird Heights up until now now -side note -I have sold 20% of that share just so you know so 15 homes sold up to 2023. Let's compare that to the total number homes sold in 2022 in Mockingbird Heights which which was 23.

So as you can see we're actually exceeding that rate now of the home sold thus far this year the average sold price was $377,000 dollars. Let's compare that to the average sold price of all of 2022 which was $366,000 so there is a decrease of sold by $10,000 or so and that is some volatility that we're seeing in the housing market but I still want to emphasize that we are in a strong market that home values are not decreasing. Now, I've had the privilege of living in Mockingbird Heights for 12 years.
