Hi, I'm Isabel Guzman, Broker Associate and Realtor with eXp Realty.

I'm thrilled to share that after selling numerous homes here in New Braunfels and its surrounding areas, my clients and I have never faced a lawsuit for not disclosing information—no lawsuits for any reason, for that matter. That's because we prepare and take disclosures seriously. Understanding what to disclose is crucial when selling your home. As a homeowner in Texas, you need to disclose any material facts and the physical condition of the property to the buyer.

This helps you avoid disputes and keeps everything transparent. It's essential to go over all the disclosures before listing your home for sale.

We want buyers to review disclosures before making an offer. This ensures they don't back out later due to undisclosed issues.

This is a safety net for both the buyer and the seller.

You must list anything that is not in working condition or anything that needs repairs. Remember, over-disclosure is better than under-disclosure and will keep you out of the courtroom.

You want the buyer to know everything you know about the home. Proper disclosure means you won't have to worry about buyers coming back later to sue or demand more money. Of course, you can only disclose what you know, right? If there are issues you weren't aware of, the buyer would need to prove you intentionally hid them to win in court.
