We are officially inching towards a balanced and maybe even a buyer's market . . Hi, I'm Isabel Guzman Broker Associate and Realtor with eXp Realty. Let's look at what's happening in in our area right here in new braunfels texas. At the time of this recording, and based on the latest report from our local board , there were 636 homes for sale which is up from the previous month , and 117 homes sold in the latest month reported which was Septemer The medium Price was also dropped slightly from $373,250 (eight hundred fifty-five thousand and eight hundred five) to 365,000 and on average homes sold within 77 days (compared to 79 in the previouos month). Months of inventory increased to 4.8 compared to 4.1 in the previous month and 3.0 in August 2022. Remember Months of inventory is the amount of supply we currenlty have on the market A sellers market is when we have anything less than 6 months although in my opinion it's more 4-5 months. Interest rates hikes continue to impact the real estate market there is no doubt about that but there is always silver lining .
